The price of a finished house.

A Good Class Bungalow on Tanglin Hill has changed hands at S$93.9 million, roughly S$6,017 per square foot of land, the highest land rate recorded in the GCB market. The house is newly built, with approximately 29,660 square feet of accommodation across a basement, two storeys and an attic.
The number invites disbelief until it is decomposed. GCB land in the best districts trades between roughly S$2,600 and S$2,700 per square foot. Construction of a house of this specification runs to several thousand dollars per square foot of built area and, more importantly, four to five years of design, approvals and building. The Tanglin Hill price is not a land price. It is a land price plus a construction cost plus a scarcity premium on the one input no buyer can purchase: time.
This is the same phenomenon we observe across every top segment of the city, the finished, specific object commanding a premium that abstract potential cannot. A completed Aman residence outprices raw freehold land; a renovated trophy shophouse outprices its unrestored neighbour by more than the cost of restoration; and now a turnkey GCB prices at more than double its underlying land rate.
The economics of ultra-prime wealth explain it. For a principal relocating a family or repatriating capital, the alternative to buying finished is a five-year project conducted in an unfamiliar regulatory environment. Against that, a premium of even twenty or thirty million dollars is not extravagance; it is the market price of certainty and immediacy.
For owners of well-built, recently completed houses in the GCB areas, the implication deserves attention: the premium for finished quality has never been wider, and it is widest precisely now, while construction costs remain elevated and approval timelines long. For buyers, the discipline is to be clear which asset is being purchased, the land or the house, because as we wrote of the GCB market last year, a buyer without that clarity will pay the wrong price for either.
